Road Openings

Public Road and Site Access:

  • You may need to open up the public road to create a new entrance to your site, connect to services, or perform work on your house if it is located on a footpath.

Road Opening Bond:

  • Extensive road opening works require a bond, which is money placed in escrow and released once the road is reinstated to the local authority’s satisfaction.

Road Opening Licence:

  • Applying for a road opening licence can delay the conveyancing and planning process and involves application costs.

Service Considerations:

  • In urban locations, be aware that services may run on your site.
  • For wastewater and water in ROI, you may need a build-over or diversion agreement.

Cost Assessment and Bonds:

  • For wastewater and water, you can apply to Irish Water to assess costs and obtain a refundable bond/surety for diversion or alteration works.
    • In NI, similar applications can be made to Northern Ireland Water, but they generally refuse applications to build over a public sewer line.
